We often get calls asking for a "quick roof paint" to fix leaks. Unfortunately, paint doesn't fix structural issues. Understanding when restoration is viable can save you from wasting money on a roof that actually needs replacing.
When Restoration Makes Sense
If your concrete or terracotta tiles are structurally sound, but the ridge capping mortar is crumbling and the surface looks tired, a professional restoration is an excellent investment. This involves high-pressure cleaning, repointing all ridge caps with flexible compound, replacing broken tiles, and applying a multi-coat membrane system.
When You Should Replace Instead
Restoration is wasted money if:
- The roof pitch is too low for tiles and water is blowing up under them.
- The tiles are porous, brittle, and crumbling (fretting) from age.
- The underlying timber battens or sarking are rotted.
We always conduct a drone and physical inspection before quoting a restoration. If a roof is past its serviceable life, we will recommend a full roof replacement instead, because covering a failing roof with membrane is just masking a larger problem.
